As is typical of most of the southern California region, Santa Clarita home prices have
risen sharply, particularly from 2000 through 2003 and they continue to rise as of this
writing.
Still considered affordable when compared to home prices in Orange and Ventura counties,
Santa Clarita housing is comprised mainly of single-family homes of various styles —
ranch, traditional, Spanish-Mediterranean, and contemporary designs. Average single-family
homes of less than 2000 square feet now start at around $345,000 (as of 2/2004) and may
climb as high as $800,000 in select higher-end neighborhoods.
Homes in the $1 million plus range are available in prestigious neighborhoods and offer
more amenities (maids quarters, horse facilities, RV parking, etc.).
In general, the average price paid for a single family home in early 2004 is fast approaching
the $400,000 mark, and condominiums and town homes in the Santa Clarita area are not the
bargain they once were either, as demand for more affordable housing has driven the average
condominium resale price close to $300,000 and may reach as high as the $500,000 range
in upscale areas. Prime lots of land suitable for residential building are still available,
though becoming increasingly more expensive.
