Residential home loans are available for California, Arizona, Oregon, Washington, Idaho, Montana, Colorado, Kansas, Texas, Missouri, Arkansas, Illinois, Tennessee, and Georgia properties . A residential property is legally defined as 1-4 single-family residence units, regardless of the occupancy or use. Properties with 5 or more residential units, or a mixture of residential and commercial units (mixed-use) are considered commercial property.
Our commercial loans are primarily originated for California property, but we will facilitate qualified institutional (including SBA) and hard money commercial loans on income producing property types of $500,000 – $10 million in the Western U.S. states of AZ, NM, NV, UT, CO, ID, OR, and WA.
We focus on three core areas of real estate lending:
- Residential consumer-purpose lot / land loans
- Jumbo (“non-conforming”) loans for primary, second, vacation, and investment properties (call for FHA, VA, USDA, and other available offerings).
- Reverse Mortgages (“HECM” loans) – a specialty
- Commercial loans — for California and Western U.S. income-producing property types (apartments, retail, office, storage, commercial units, and mixed-use);
- Hard Money Loans — 1st and 2nd loans secured by residential 1-4 unit and commercial income properties.
- Residential construction and home improvement loans
NOT OFFERED:
- Manufactured home loans of any type or amount (aka factory-built single, double, or triple-wide home types)
- “Land development loans” for commercial developer purposes. Only individual lot / land parcels intended for the applicant’s future primary, second/vacation, or investment occupancy.
- “Wholesale” lending – loan options for third-party mortgage brokers are not offered. We are consumer-direct only.
